Mixed-use project with 46 units selected for Auburn Gresham redevelopment site

A transit-oriented mixed-use development featuring 46 mixed-income residential units has been chosen to redevelop 0.84 acres of vacant City-owned land in Auburn Gresham, Department of Planning and Development Commissioner Ciere Boatright announced on May 29.

The $23 million project, planned by GonSosa Development at 8676-94 S. Vincennes Ave., will include a 65,812-square-foot building with three levels of one- to three-bedroom apartments and approximately 12,000 square feet of ground-level retail space. Outdoor parking for 22 vehicles is planned at the rear of the property. The site, which has been vacant for more than 25 years, is adjacent to the Gresham Metra station and will be sold for its market value of $110,000.

“This project maximizes the site’s proximity to the train and bus lines with much needed mixed-income homes and space for neighborhood-serving retail,” Boatright said. “After decades of vacancy, the site’s going to start serving the people of Auburn Gresham once again.”

The proposal was selected from three responses received after an October 2025 Department of Planning and Development Request for Proposals focused on transit-oriented redevelopment. Submissions were evaluated based on concept quality as well as each development team’s financial capacity, relevant experience, overall feasibility, and other factors. Potential City assistance could include up to $5.25 million in grant funding to support eligible development costs.

The Chicago Department of Planning and Development promoted efforts to enhance walkable neighborhoods and accessible waterfronts while advancing comprehensive growth policies; it had a staff exceeding 150 members dedicated to Chicago’s built environment and offered services including business development support; it centered its operations on Chicago, and Ciere Boatright led as commissioner, according to the official website.
