The Illinois House Republican Caucus announced on X that the state has the highest effective property tax rates in the nation, with four of the five top-taxing metro areas located in Illinois.
According to ATTOM’s 2024 U.S. Property Tax Analysis, Illinois led the nation with an average effective property tax rate of 1.87% on single-family homes. This rate surpasses all other states, including New Jersey at 1.59% and Connecticut at 1.48%. The report also identified four Illinois metro areas—Rockford, Chicago, Peoria, and Champaign-Urbana—among the top five nationally for highest effective property tax rates.
The same ATTOM report revealed that Illinois had six of the top ten U.S. counties with the highest effective property tax rates in 2024. These counties included Lake, Kendall, Macon, Rock Island, Winnebago, and Will. For instance, Lake County reported an average effective tax rate of 2.13%, with an average tax amount of $10,370 on a single-family home.
The national average effective property tax rate for single-family homes in 2024 was 0.86%, indicating that Illinois's rate is more than double the national average. This disparity highlights the unique tax challenges faced by Illinois residents compared to those in other states.
